Who is Limometal?
Limometal d.o.o. is a European metal construction manufacturer, family-run since 1977. LM 26 is its prefab holiday house, brought to European markets by Limometal Europe.
What is a prefabricated home?
A prefabricated home is built in a controlled factory environment and delivered ready-to-install to your chosen location.
What is LM 26?
LM 26 is our first prefab model — a 26 m² holiday house with bedroom, living room, kitchen and bathroom.
What does 'Made in Europe' mean for LM 26?
LM 26 is designed and manufactured in Bosnia and Herzegovina, using European-sourced materials and built to European quality standards. Decades of experience and long-standing relationships with European sheet metal manufacturers, together with strong regional ties, put us in a unique position to deliver that quality at a lower cost.
What is LM 26 made of?
The exterior uses FALCO self-locking metal cladding and RIO wood-imitation paneling, with 10 cm mineral wool insulation throughout.
What utilities are pre-installed?
All wiring, sockets, lighting and water lines are fitted at the factory. On site, all you do is connect power and water to the pre-installed connection points. No electrician or plumber has to work inside the house.
How long does LM 26 last?
With proper maintenance, LM 26 is built to last decades — using the same durable materials as Limometal's commercial construction products.
What's included in the price?
The price covers the fully manufactured house in the variant you choose (semi-furnished or fully furnished). Transport and installation are not included; they are quoted separately for your location.
Who do I buy from?
Customers in the EU buy from Limometal Europe, our company in Croatia: an EU seller, so there is no import procedure on your side. Customers outside the EU buy directly from Limometal d.o.o. in Bosnia and Herzegovina, where the LM 26 is made. Either way, your quote states the full price for your country, including transport and taxes.
What do I have to do on site?
Very little. Prepare a level base and bring power and water to the spot. The house arrives finished; you connect power and water to its pre-installed connection points, switch on, and it is ready to use.
Do I need a building permit?
It depends on where the house will stand. Croatia: inside a licensed camp, units are placed under the camp's location permit. A new regulation in preparation (public consultation closed in September 2026, not yet published) is meant to let single-storey modular units of up to about 40 m² and 3.5 m height be placed in camps without a building permit. On a private plot the LM 26 counts as a building: you need building land and a building permit (građevinska dozvola) with a main project, then a use permit. 'Mobile' does not mean permit-free. Other EU countries: rules are national and often municipal. Most treat a permanently placed, connected unit as a building that needs a permit or at least a notification; thresholds for small or seasonal units differ by country. Outside the EU (Bosnia and Herzegovina, Serbia, Montenegro, Switzerland, UK…): the same principle applies under local law. Import formalities are handled together with Limometal d.o.o. Before you order, check the current rules with your municipality or an architect. Regulations change often, and the buyer is responsible for permits and site conditions.
Do you deliver across Europe?
Yes, anywhere in Europe. The house arrives finished on a truck; on site you only connect power and water. Delivery cost depends on your location, and longer distances or transport regulations may affect the final price. Your exact delivery cost is confirmed during the order process.
How long does delivery take?
We aim to deliver and install within 90 days of order confirmation; this is a target, not a guarantee. You receive an approximate date when you order, before any payment, based on your location and our order queue.
